OUR SERVICES
Under the scope of services, Dimensions Group shall provide the following estate management services directly or through term contractors on an integrated basis:
Dimensions Group will provide day-to-day management services for the Estate through an on-site management team (inclusive of an on-site manager) who will be responsible for the supervision of all staff and external contractors hired to provide services from time to time.
The on-site management team will be responsible for establishing maintenance and routine work schedules for its employees and those term contractors and ensure that all employee regulations are fulfilled.
Dimensions Group will enforce the registered Rules and Regulations of the Estate. We will develop maintenance and other emergency procedures as and when required to ensure that the comfort, safety and the security of the Estate, its residents, visitors and contractors are maintained and not compromised.
Dimensions Group will provide accounting and billing services including:
- The collection of charges for the maintenance of common area and the sinking fund.
- Maintain current records of outstanding accounts
- Initiate action for recovery of bad debts and advise owners of any problems concerning collection and recovery of moneys.
- Preparation and submission to all the relevant government authorities monies
- Annual accounts as required under the Laws of Thailand
Dimensions Group will maintain all accounting records including but not limited to:
- Petty Cash Report
- Monthly Income and Expenditure Report
- Bank Reconciliation Reports
- Balance Sheet Report
Financial accounts will be audited on a yearly basis by an independent external Auditing Firm and reports will be distributed to all owners for approval at the Annual General Meeting of Owners.
Dimensions Group will employ the services of a professional, competent security firm for the Estate. These 24-hour services will include the control of the access at the main entrances, screening and recording of visitors, implement car park security, daily patrolling of the estate on a regular schedule to ensure the safety and security of the owners and guests.
Dimensions Group will provide competent and professional employees and contractors to maintain the Estate cleaning and landscape maintenance including trees, gardens, plants, shrubs and all flora of all the common area on the Estate.
Dimensions Group will provide competent and professional employees and contractors as and when required to provide maintenance services for equipment and installation on the Estate when required for the following:
- Electrical installation, lighting conductors and other electrical equipment
- Air conditioning and ventilation
- Water supplies
- Fire protection system
- Swimming pool pumps and filters
- Rubbish collection
- Sewage and waste
- Internal roads
- Car park
- Telephone, fax, CCTV, internet systems
- Estate infrastructure maintenance
Scheduled preventive maintenance and safety checks of equipment and fixtures will be carried out on a regular basis on all Estate property. Detailed reports will be compiled and any required repairs will be undertaken and recorded.
Dimensions Group will coordinate the provision a professional All Risk building insurance and public liability insurances and will ensure that the policies remain current at all times.
Assistance can also be given to owners who have request of insurance coverage for individual owners who wish to cover their property and contents within their apartment
Dimensions Group will coordinate the provision a professional company to perform the property pest control services of the common areas.
It is strongly recommended that individual owners have pest control for their private property. Dimensions Group will recommend the scope of the work and then ask contractors for bids and supply owners with suggestions. Pest control will include the eradication of but not limited to termites, ants, rats, cockroaches and mosquitos.
Dimensions Group will organise the Annual General Meeting of owners and will distribute the following documents prior to the meeting:
- Minutes of the last meeting for approval by vote
- A report of the management activities for the previous year
- Audited Financial Accounts
- Committee Member detail, including new votes
- Any other documents that require owner voting
- Proxy Form for absent owner voting
Dimensions Group will tally and record all results for voting items and record and report minutes of the Annual General Meeting, including lodgment of required documents with any official authority after every Annual General Meeting.
Dimensions Group will provide owners with a monthly management report. The report will include the following items:
- Staff report
- Details and status of work in progress
- Details of ongoing projects requiring decisions
- Schedule of sub-contractors’ contracts
- Electricity consumption
- Water consumption
- Financial Report
